The freezer part of my fridge kept going out and I would end up with water all over the floor. The owner came out replaced a part and charged me $250. It wasn't the right part and didn't fix the problem. He came back two more times and replace two more parts each costing about the same and the problem still wasn't fixed. I called another company, they came out diagnosed the problem replaced yet another part and we haven't had a bit of problem since.

I have a dish washer that isn't dispensing soap and it keeps popping under the dishwasher which then pops the breaker. The owner him self was the one that came out and said it was fine and that i needed to buy a new part for the soap which he was paid to fix and didn't do a dam thing!!!

Extremely bad plumbing company. Our warranty company assigned them to fix a leak under our sink. They came out and replaced the garbage disposal without checking to see if that was even thr problem. After that we still had leaking so we had them return. They told us that the leak was coming from a filter that they do not work on. He shut off our cold water to "fix" the problem, but never told us that he was shutting it off. For a couple of days we only had scolding hot water from our sink and no water to our fridge. We called back and the guy then tells us what he did (it never stopped the leaking anyways). He walked us through how to turn it back on. Couple weeks later we still had leaking and noticed by placing a bucket under the sink that it was coming from the pipes and not from the filter that he said it was. We have left a few messages to have them come back but have not received a call back. Underneath our sink is now completely ruined because the leaking has continued to get worse. Very shady company, they don't know what they are doing.

Was referred to Property Guardian through my home warranty for a leaky toilet. They came to my home three times and never fixed the problem. The fourth time they said it was an installation problem and wouldn't be covered under the warranty. It was a dubious argument given the reasons stated by the warranty company weren't true (they said the bathroom floor was installed on top of an old floor. That is not true (and I have pictures). Property Guardian offered to fix the (very simple) problem at a high rate. I agreed after just being worn down with the back and forth. The leak is 3x as bad! NEVER USE PROPERTY GUARDIAN - THEY ARE INCOMPETENT IF NOT DISHONEST!

TL;DR Very poor customer service, avoid at all costs, never returns phone calls to customers nor warranty companies, bill inflation to the extreme, legal action against PG required. I had warranty service (started 2-3-15) done on my leaky faucet for my bath tub. The tech has been out multiple times over the course of 2 MONTHS with no real work done. First visit he turned a slow drip into a steady stream, only here for 15 minutes. The second visit he knocked a hole in the wall and "left for parts" never to return. Between the second and third visit there was zero communication from PG to me NOR my warranty company for WEEKS. The third visit had to be rescheduled because of a bad communication between my warranty company and PG. PG never called me to confirm, I had to call them after waiting 3 hours and 30 minutes for a plumber that wasn't coming. For the fourth visit I called PG multiple times because the plumber hadn't shown up. I had to call my warranty company and they in turn had to make several back to back calls to PG to get them to answer. I waited for 1.5 hours with still no communication from PG but my warranty company assured me they were on their way. When the plumber finally showed up he found out that he ordered the wrong part and promised he would order the correct one and reschedule after the weekend. A whole week went by and no communication from PG. The next week PG called me saying they don't have the new part and was wanting to enlarge the valve hole in the wall of my fiberglass tub, which is not covered by my warranty. My warranty company tried to call PG with no response. This repair is still under way, I will update this Nightmare soon. ***UPDATE (4-8-15)*** Let me catch you up. It's now been over 2 months since I started this. PG has come out and re-drilled the valve holes. They insisted that they had to move the entire tub to fix the cracked drain (almost $300 charge not covered by warranty). Installed the new valves in the tub but left the old ones still attached to the water lines. They found out my old faucet wouldn't match the new center piece so they left with the middle piece to buy a new faucet. Over a week later neither me nor my warranty company could get in contact with PG via email, phone, nor voice mail. With all of the attempts made to contact PG it makes me wonder if PG didn't go under and not let anyone know. Which brings me to today. My warranty company has moved my work order to a different company. The new plumber looked at the damage done by PG. Guess what, the tub could have been fixed without needing to move it. The damage to my wall wasn't covered by my warranty and was never reported to my warranty so they could explain it to me. And since PG took the center piece, the new plumber isn't able to continue PG's work without ordering everything new. The new plumber called my warranty company and explained everything. My warranty company tried calling PG again to collect the part. There was zero response from PG so they again left a voice mail. From everything I am understanding I might have to get an attorney and go after PG and their insurance to cover all of the damages. Please save yourself the headache and avoid Property Guardian
